Terms of Brokerage & Advisory

By engaging Wallmeta Realty for the sale, letting, or management of a property, the Client appoints us as their broker/agent for the purpose of marketing, negotiating, and facilitating the transaction, on the terms set out below.

Our brokerage services may include property marketing and advertising, arranging and conducting viewings, sourcing and vetting prospective buyers or tenants, negotiating terms on the Client's behalf, and coordinating documentation up to the point of sale, lease execution, or shortlet booking.

Wallmeta Realty is entitled to a commission on any successful sale, letting, or shortlet booking arising from our introduction or facilitation, whether concluded directly with the Client or through a third party we introduced. Commission rates and payment terms will be agreed in writing prior to the commencement of services and are due on completion of the transaction (execution of a sale agreement, tenancy agreement, or confirmed booking).

The Client agrees to provide accurate and complete information about the property, cooperate in good faith during viewings and negotiations, and inform Wallmeta Realty promptly of any offers received independently during the term of engagement. The Client agrees not to bypass Wallmeta Realty to conclude a transaction directly with a buyer, tenant, or guest introduced by us without honoring the agreed commission.

This engagement remains in effect until the transaction is completed or either party terminates it with written notice. Termination does not affect commission owed on transactions already introduced or substantially negotiated by Wallmeta Realty prior to termination.

The Client authorizes Wallmeta Realty to market the property through digital listings, signage, social media, and other channels we deem appropriate to secure a sale, tenancy, or booking.

Wallmeta Realty acts in good faith to represent the Client's interests but does not guarantee a sale, letting, or booking within any specific timeframe. We are not liable for losses arising from information provided by the Client that is later found to be inaccurate or misleading.

Both parties agree to keep the terms of this brokerage arrangement and any sensitive property or financial information confidential, except as required to complete the transaction or comply with the law.

These Terms are governed by the laws of the Federal Republic of Nigeria, and any disputes shall be subject to the jurisdiction of the courts of Nigeria.
